Over the past 18 months, we’ve shared regular updates from our Alveston Eco Bungalows development as the project progressed from groundworks through to completion.
This article is a little different.
The homes are finished, the landscaping is complete and the final details have been signed off. Looking back, it’s clear that the story of Alveston didn’t begin when construction started. In many ways, it had already been years in the making.
This case study explores how Landhaven worked alongside the Gardner family to unlock the potential of a challenging Green Belt site in South Gloucestershire, navigate a complex planning process and deliver two completed eco homes. It also offers insight into the role investors and the wider project team played in bringing the development to life.
From Family Land to Completed Eco Homes
Eighteen months ago, construction began on site. The story itself started much earlier.
The land had long been part of the Gardner family’s story. Situated on the South Gloucestershire Green Belt, it was an awkward and underused parcel of scrubland with significant planning challenges. Like many families faced with a difficult site, unlocking its potential often fell into the “we’ll sort it one day” category.
The original landowner, a retired builder who had a long-standing relationship with Landhaven, had always hoped to realise the value of the land for his family. Sadly, he became ill and passed away before seeing those plans come to fruition.
In conversations before his death, we promised that we would continue supporting the Gardner family and do everything we could to navigate the planning process on their behalf.
It became about more than obtaining planning permission.
There were years of planning considerations, conversations with neighbours and countless decisions before the first foundations were poured. The project required persistence, creativity and a willingness to keep moving forward when easier options would have been to walk away.
Eventually, what had once been overlooked land became an opportunity to create something positive for everyone involved.

Of course, the completed homes remain an important part of the story.
The Alveston Eco Bungalows were designed to provide comfortable, energy-efficient living while sitting naturally within their Green Belt surroundings.
Features include:
- Air-source heat pumps
- Underfloor heating throughout
- Photovoltaic solar panels
- Open-plan living spaces with vaulted ceilings
- Biodiversity-led landscaping, including ponds and a dedicated nature corridor
- High-quality finishes and carefully considered materials
The result is two homes that balance sustainability, practicality and longevity. But the homes themselves are ultimately the visible outcome of a much longer process.
What We’ll Remember Most
Looking back, it’s easy to focus on the finished homes.
The photographs. The landscaping. The completed kitchens and vaulted living spaces.
But what we’ll remember most are the people.
The conversations around kitchen tables.
The trust placed in us by the Gardner family.
The support and confidence of investors.
The expertise and commitment of the wider project team.
The challenges navigated together.
And the satisfaction of standing in completed homes that, not so long ago, existed only as an idea.
Alveston shows what’s possible when landowners, investors and a committed team work together with patience, trust and a shared desire to do things properly.
The homes are complete.
The promise made at the beginning of the journey was kept.
