We develop premium residential schemes, typically small clusters of new homes or sensitive redevelopments in established neighbourhoods. We prioritise strong locations, thoughtful design, and build quality that lasts.
Our projects are concentrated in Bristol and the surrounding areas, where we have deep local knowledge, professional relationships, and a proven delivery track record.
Most investors invest via fixed-term loan notes linked to specific development projects. This means capital is deployed into a defined scheme, for a defined period, with agreed terms set out in advance.
For regulatory reasons, we can’t publicly advertise investment returns or detailed financial terms.

Investors appreciate the value and security in tangible bricks-and-mortar investments, but don’t necessarily have the time, energy, finance, or expertise to run their own development projects. Investing with Landhaven provides an opportunity to profit from property development projects without the need for large capital balances or the daily challenges.
Investments are generally short to medium term, aligned with the lifecycle of a development project. Exact terms vary by opportunity and are confirmed inside our investor portal.
The minimum investment varies by opportunity, but is generally £25,000. Details are provided within the investor portal once you have registered and reviewed the relevant offer.
Our investments offer fixed, pre-agreed returns over defined timeframes. Investor capital is aligned to specific property developments, meaning funds are deployed into real, tangible assets rather than abstract financial products.
While no investment is completely risk-free, this property-backed structure provides a level of security and transparency that many investors look for when seeking predictable returns.
Risks can include planning delays, construction cost increases, market changes, and timing overruns. We are extremely careful about how we select, manage, and de-risk our projects, but ultimately (as with any investment) there is a risk to investors of losing some or all of their capital.
We apply bank-grade due diligence, conservative assumptions, fixed-price contracts where possible, and multiple exit strategies. Projects are selected carefully, and only a small proportion of opportunities we assess proceed to development.
Landhaven investments include security such as a legal charge over property and additional safeguards (including corporate guarantees). The exact security structure is specific to each project and is explained in full within the investor portal.
Who can Invest with Landhaven
Our investment opportunities are intended for high-net-worth individuals, self-certified sophisticated investors, and other qualifying investors who understand the risks involved. Eligibility is confirmed during onboarding.
In the UK, a High Net Worth Individual is someone who, in the previous financial year, had either:
Income of £100,000 or more, or
Net assets of £250,000 or more.
This is a regulatory definition used for financial promotions and is confirmed by self-certification.
Net assets exclude a person’s main home and pension assets.
Yes.
A rental (buy-to-let) property is included, but only the net equity.
The property’s market value counts. Any mortgage secured on it is deducted. Only the remaining equity is included.
A person’s primary residence is excluded entirely, regardless of value.
Investing with Landhaven may suit investors who are new to property development, provided they are comfortable with risk and have taken appropriate professional advice. It is not suitable for those seeking instant access to their funds.

Landhaven’s Investor Portal is a secure online tool that gives investors 24/7 access to their account. It allows investors to register, review opportunities, access documents, receive updates, and manage investments in one place. The portal also allows Landhaven to manange compliance with Financial Conduct Authority (FCA) regulations and offers investors professional, class-leading, investment portfolio management.
No. Registering simply allows you to view opportunities and information. There is no obligation to invest.
