Exciting Prospects for Emersons Green: Sustainable Housing Vision Moves Forward

Landhaven is preparing to advance a transformative residential development in Emersons Green. The site has been identified by South Gloucestershire Council as a potential location for up to 65 new homes, providing a unique opportunity to address housing needs in the area while promoting sustainability and biodiversity.

A Community-Focused Vision

For decades, the land at Emersons Green has been home to grazing horses and quiet countryside views. Now, its owners—a husband-and-wife team with deep ties to the local community—are envisioning a future that brings both housing and ecological enhancements to the area.

“This isn’t just about development; it’s about creating a lasting legacy for our family and a vibrant addition to the community,” they shared.

“We’ve owned this land for decades, and while it has been a home to horses for many years, we’re excited about the potential to create something that benefits future generations.”

The Plan

The proposed development is centered on sustainability, integrating ecological features while minimising environmental impact. Plans include:

  • Biodiversity Enhancements: A wildlife pond and nature buffers will be introduced, significantly improving the ecological value of the site, which is currently an open grass field.
  • Sustainable Design: Homes will be energy-efficient and incorporate renewable technologies such as solar panels and air-source heat pumps.
  • Housing Diversity: The development could include a mix of open-market, affordable, and care housing, catering to a broad range of community needs. Preliminary plans feature a mix of 2-, 3-, and 4-bedroom homes, as well as flats.
  • Accessible Public Space: A central green area, pedestrian pathways, and connections to nearby playing fields and cycle routes will enhance community access to recreational amenities.

“We’re excited about the opportunity to bring much-needed, high-quality homes to Emersons Green in a way that not only provides excellent accommodation for the community but also enhances local biodiversity,” said Andrew Minto, Director of Landhaven.

“We are working closely with planners and landowners to make this vision a reality.

Progress and Next Steps

  • Milestones Achieved:
    • Vision Statement completed in June 2024.
    • Site promoted as part of South Gloucestershire’s Local Plan process.
  • Awaiting Local Authority Decision: The updated Local Plan, expected in early 2025, will determine whether the site is included among the council’s preferred sites for development.
  • Future Actions: Once approved, the project will proceed with detailed ecological, geotechnical, and archaeological surveys, among other assessments, to support the planning application.

A Collaborative Effort

Landhaven Developments is working closely with Angus Meek Architects, as well as a team of planning consultants, ecologists, surveyors, and engineers, to ensure a high-quality, sustainable design. The next phase will involve engaging with investors to bring the project to fruition.

Why Emersons Green?

The site’s location offers many advantages:

  • Proximity to local schools, retail centres, and public transport.
  • Access to the Bristol-Bath cycle path and other recreational facilities.
  • A naturally screened environment that minimises the impact on surrounding areas while providing a serene setting for future residents.

Looking Ahead

This land development project represents a thoughtful approach to new housing, balancing the need for housing with environmental responsibility and community benefit. As the planning process advances, Landhaven remains committed to transparency and collaboration with stakeholders.

It’s still early days, so we’re very limited in the details that we can share now. We’ll publish more details as soon as there is progress in South Glooucestershire’s new Local Plan.
